Preservation- Our homes tend to be traditional in architectural style and effort is taken to preserve original details in the process of bringing them up to current home buyers' demands. Original windows are retained when possible and exact replicas are made in double-pane Douglas fir if needed to be replaced. We restore or, in some instances, add details true to the original character while bringing them to modern standards. We seamlessly blend new living areas with the old. While new construction houses lack style, our homes make vintage properties new again & celebrate the unique design details of the era they were built.
Luxury- While retaining the charm of the old, we also provide modern, luxurious amenities that home buyers desire. Our kitchens offer solid cherry cabinets, extra deep, high-quality gage stainless steel sinks, granite countertops, designer marble backsplashes, stainless steel Bosch appliances & high quality faucet fixtures. Master bathrooms offer a dramatic double vanity, shower with a sitting bench, soaking tub, an energy efficient bidet seat, and beautiful travertine & marble designer tiles. Light fixtures and door hardware are updated throughout. Outdoor spaces are maximized by adding decks, stone walkways & natural patios to enjoy your back yard as a sanctuary from the stresses of daily life.
Greening- We add sustainable, eco-friendly and energy-efficient features to our homes. We insulate throughout, including the attic, new living spaces and original walls where we pipe insulation in through the walls. Energy Star appliances are installed to minimize electricity costs, toilets are low-flow and lighting fixtures feature a variety of tasteful, energy-efficient models (including LED, fluorescent & halogen). We use double-pane windows for all new windows. Our master bathrooms use bidet seats with a power-save mode when not in use and can reduce paper usage by 50-100%, saving many trees over time. Bamboo is used for hardwood floors in new living spaces as the material is durable, as attractive as more-traditional hardwood floors, and grows much faster, making it a sustainable material. Our gardens are planted with low-water use, low-maintenance landscaping that is appropriate for San Francisco's Mediterranean climate. We install tankless water heaters that heat water as needed and are much more energy-efficient than traditional water heaters with tanks.
